Home Run Mountainside Townhomes Grand Opening a Success!

Saturday, August 11 was a gorgeous day and the palette was set for a fabulous Farm to Table themed feast in the cul de sac of Northstar's newest Mountainside neighborhood, Home Run.  The clouds which had been forming every afternoon and blasting us with rain never came, and the heat, so pervasive in Martis Valley, never made it up to our 6,600 foot perch.  The evening was balmy and beautiful, and over 150 guests enjoyed delicious farm-fresh food, tours of our open homes, live music and demonstrations from various sports reps, including golf professionals, fly-fishermen, and a Stand Up Paddle board representative from Doyle boards.  While our model unit, a beautiful 3 bedroom 3 bath home facing the Home Run skiway, was decked out in comfortable and homey furnishings, fresh vegetables, sushi and a bar, the other units were open for guests to walk through and note the distinctions in finishes, lay-out and views.  Attendees were pleasantly surprised with the Martis Valley/lake views and privacy that many of the homes afforded, and of course, all could not deny the immediate satisfaction of ski in-ski out access from each and every home.  Details such as outdoor lockers, covered porches, open kitchens and mud-room closets were noted and appreciated.  It was a fun evening to be a part of, and positive vibrations prevailed.  Opening the neighborhood to a "block party" atmosphere helped our guests envision what the community could be like once fully fleshed out with owners, especially in the summertime.  It was undeniably a success, and a great party for our first owner-occupants, owners of unit #5, to start their Home Run memories with!

Northstar community shows signs of recovery

Are you sick of the never-ending "doom and gloom" news, especially in regards to our country's real estate?  It seems like the only thing that looks rosy is our mortgage interest rates, but only for those who have a 700 + credit rating, and who have been employed by the same global company for the past 10 years.  But despite this blanket statement about the state of affairs in the world of home buying and selling, Northstar appears to be breaking through the icy waters into sunnier days.  While the entire town of Truckee currently shows 20 active short sales and REOs (bank-owned properties), with another 28 in contract awaiting approval from lenders, Northstar has only 2 distressed sales currently active, and 4 short sales (2 older condos, and 2 studios in the Village at Northstar) awaiting approval.  The two properties still on market are:

707 Conifer  a 3 bed/2 bath modest home, at 2,080 square feet
3201 Northstar Dr. a 3 bed/3 bath condo within the Village at Northstar

This is great news, and with the new release of The Glades and Home Run townhomes, two ski in/ski out communities mid-mountain at Northstar, the upswing continues, and prospective buyers have more to be excited about.  Interest rates continue to hold steady at all-time lows (including jumbo products), fueling the fire even more.  It's a great time to buy in Truckee and Lake Tahoe!

Home Run Project Begins Site Work

With the recent days of sunshine, comes the opportunity to begin East/West Partners latest development project, Home Run.  This 16 townhome ski in/ski out project is slated to have 8 units (#'s 3-10) built by next spring/summer.  Having a partially completed or completed product will help buyers envision what this project is trying to achieve, and should ramp up sales.  We are looking forward to a busy summer season here at Northstar, with not only Home Run breaking ground, but the Zephyr restaurant, located at the top of the Zephyr chairlift, a new quad chair and glade skiing, and various Village improvements scheduled to be completed prior to the 2011/2012 ski season.  Despite all this project activity, the bike park will still be in full swing, so come on out, bring your bike or walking shoes, and enjoy the summer at Northstar!

STANDOUT NORTHSTAR PROPERTIES

Northstar has always kept a reputation of quality and strong re-sale values within it's tight-knit community.  Real Estate and Ski Area Developers alike recognize it's value, and that is why they continue to finance projects within this sheltered Truckee area just north of Lake Tahoe.  Smaller development projects keep popping up, like The Overlook, Big Springs, and Home Run.  Developer and re-sale prices have adjusted with our resort market trends, and I have hand selected 10 properties that I believe stand out.  You will find condos within and just outside the Village at Northstar, ski in/ski out Townhomes just started construction, and single family homes scattered throughout the community.  From $180,000 to $2,695,000, this list covers the best of the best.  Continued confidence from both buyers and builders makes Northstar a comfortable selection when looking for that perfect resort property.
